Flat Rock Phase 1 Environmental Assessment

The owners of an old dairy farm in Powhatan County, Virginia had a buyer interested in their 126-acre parcel. For the transfer of land to be complete, the lending agent required a Phase 1 Environmental Assessment to be performed. Balzer and Associates, Inc. was commissioned to complete a visual inspection of the property and document recognized environmental conditions such as hazardous waste, leaking storage tanks, open dumpsites and Super Fund leaching. A background check using historical land use information was completed to help locate any dumpsites that had been covered up in the past. A number of creek beds such as the one shown were found containing discarded vehicles and appliances along with everyday trash. The owners cleaned the site and now the new owners have transformed the area into their new horse farm.
